Building great communities like Mariposa does not happen by accident. It takes a mix of vision, planning and maybe most critically – strong partnerships. Just ask Tim Brislin, Senior Vice President of Mariposa East, LP, an affiliate of real estate investment and development company Harvard Investments. Mariposa East purchased Mariposa in 2014. “There are ups and downs when you are doing a development, especially one that is underway. You are coming in to continue a vision.”
That vision was first conceived in the late 1990’s but interrupted by the great recession.
Brislin says Mariposa East and Harvard Investments knew the community had potential, but also knew it would take great partnerships to thrive. They found one of those partnerships with the City of Rio Rancho and Mayor Gregg Hull. “To have the Mayor’s support and leadership through this has been very helpful. His leadership is helping Mariposa to grow while setting a great example of how you can develop a responsible city.”
“I knew coming into office in 2014 one of the major priorities I had was seeing Mariposa to the full vision and full potential it was imagined to be,” says Mayor Hull.
City Manager Matt Geisel says that vision also needs to be balanced with strategic planning, “We have to look at a 5-, 10-, 15-year growth horizon and what are the long-term needs of the community.”
And that type of strategic planning is paying off. More than 700 families have moved to Mariposa already and work has begun on phase 2, Monarch at Mariposa. A step Mayor Hull credits to that partnership with Harvard and Mariposa East. “I do really want to say thank you to Harvard for your persistence and dedication to Rio Rancho in moving this project forward. I appreciate the fact there has been meaningful and strategic quality of life developments from Harvard Investments. Mariposa provides a high-quality housing option as the city grows its employment base.”
Quality developments and quality-of-life are key values for another Mariposa partner, Price Land Development Group. Brislin says Price has filled a major role at Mariposa and in Rio Rancho providing investment, entitlement, and development services. Price will act as the general contractor for builder Richmond American Homes on their Season at Monarch neighborhood. “We are really focused on the family,” says Scott Steffen, Vice President of Land Planning and Entitlements for Price.
“Each subdivision will have its own pocket park, something new to the Mariposa community. We will integrate trails to take advantage of the incredible views of five different mountain ranges and 2,000 acres of preserve land,” he added.
“We have found our stride and that is what is important,” says Mayor Hull, “We have taken those lessons from the past and applied them to where we are currently and that is how we were able to identify what our needs are and gain the appropriate stride to balance development, progress and quality for the citizens that are moving here.”
